Solideal USA Takes Occupancy of 122,596-SF Space at Former Caterpillar Facility in Joliet

ROSEMONT, IL . – Solideal USA has recently assumed occupancy of its 122,596-square-foot space at 2700 McDonough, Joliet, IL .  Vernon F. Schultz, SIOR, Executive Vice President in Colliers Bennett & Kahnweiler’s Industrial Services Group, represented both developer Higgins Development Partners and Solideal in negotiating the 10-year lease transaction.  

2700 McDonough is a 645,817-square-foot warehouse building originally constructed in 1969 for Caterpillar but undergoing a full renovation.  The space occupied by Solideal features 20’ clear ceiling height, 10 new exterior, depressed truck docks, a new drive-in door, and 8 new trailer parking stalls.  It is also crane equipped. 

Solideal is a manufacturer and distributor of solid rubber tires.  The vertically integrated firm has R&D facilities based in Europe and Asia; manufacturing in Europe, North America, and Asia and over 100 distribution and service locations throughout the world.  The Solideal group employs more than 9,000 people worldwide. In Chicago, the expanding company decided to consolidate its Harvey, IL and Rockford, IL locations into one facility and chose 2700 McDonough for its ideal location because of its close proximity and easy access to I-55 and I-80.

An ownership entity controlled by Chicago-based Higgins Development Partners purchased 2700 McDonough in February 2007 and immediately began its extensive renovations.

 

“We are obviously pleased with Solideal’s decision to relocate to our facility,” said Kevin D. Matzke, senior vice president with Higgins Development Partners.  “We feel that the renovations we have completed bring this facility up to the standards of new industrial warehouse product and when combined with the 10 acres of paved parking we already have around the building, will only attract more tenants going forward.”

Higgins Development Partners Acquires 45 Acres in Ajax, Ontario for Prestige Industrial Business Park

Higgins Development Partners has announced the acquisition of approximately 45 acres of industrial land in southwest Ontario for the development of HDPark Ajax.  The development comprises a total of 600,000 square feet of build-to-suit and speculative industrial space within 6 buildings in a master-planned industrial business park setting.  HDPark Ajax is located approximately 30 miles east of Toronto within close proximity to Highways 401 and 407, offering excellent accessibility to GTA and Quebec markets.  Construction on HDPark Ajax’s first phase, a 150,000 square foot speculative building and a 60,000 square foot build-to-suit opportunity, is expected to get underway in the spring of 2008.

Higgins Development Partners Acquires Pocono Site
Higgins Development Partners recently purchased 85.54 acres at Arcadia North Business Park in Coolbaugh Township, Pennsylvania, from Arcadia Properties, LLC. The property can accommodate a warehouse/distribution center as large as 1.4 million square feet, which Higgins will market on a build-to-suit basis. Arcadia North Business Park is a 3.5 million-square-foot mixed-use business park located on over 600 wooded acres. Located on Route 611 in the Pocono Mountains, the facility is in close proximity to Interstates 80, 380, 81, 33, 84 and 476; adjacent to the Pocono Mountain Municipal Airport, within one hour of the Lehigh Valley International Airport and the Wilkes Barre/Scranton International Airport; and is less than two hours from New York City and Philadelphia. The park has Local Economic Revitalization Tax Assurance (LERTA) status, and Higgins’ site is adjacent to the recently announced 1.6 million-square-foot, build-to-suit for Johnson & Johnson Sales and Logistics Co. LLC.

Higgins Development Finishes Pennsylvania Pepsico Warehouse
Mountain Top, PA - August 2007 - Higgins Development Partners recently completed a 503,000-square-foot warehouse-distribution center on behalf of PepsiCo within Crestwood Industrial Park at 545 Oak Hill Road in Mountain Top, Penn., the company announced. Higgins Development Partners served as development manager on behalf of JPMorgan, which owns the land. Higgins broke ground in November 2006 and completed the facility in less than eight months. The Norwood Company served the design-builder and assembled a design team consisting of Bonsall Shafferman as the architect, Liberty Engineering as the engineer and Borton-Lawson as the civil engineer. Crestwood Industrial Park, a 3,500,000-square-foot park with over 20 tenants, is in close proximity to Interstate 80 and PA Route 309.

Higgins Development Partners Completes 400,260-Square-Foot Speculative Distribution Center In Hazelton, Pennsylvania
HAZELTON, PA (APRIL 11, 2007) — Higgins Development Partners has announced the completion of a speculative 400,260-square-foot distribution center at 68 Green Mountain Road within the Humboldt Industrial Park in Hazelton, Pennsylvania.  Higgins Development Partners broke ground on this facility in October 2005 and the entire facility is currently available for occupancy with KOZ status. The building has a 32’ clear ceiling height throughout, 50’ X 50’ column spacing, four 12’ X 14’ drive-in doors, up to 84 – 9’ X 10’ tailgate doors, an ESFR fire protection system and 200 paved parking spots.  This facility also offers Keystone Opportunity Zone (KOZ) incentives.

CARLISLE, PA (MAY 7, 2007) – Higgins Development Partners recently completed a 602,500-square-foot warehouse/distribution center located at 1700 Ritner Highway in Carlisle, Pennsylvania. The entire state-of-the-art facility is currently available for immediate occupancy.  Key Distribution Center is a state-of-the-art warehouse/distribution center situated on 46 acres.
